Projects and Activities Which Do Not Require Permits

What types of projects or activities do not require permits?

You do not need permits for routine maintenance of your property. This includes:

  • Replacement of ovens, refrigerators, washers or dryers when there will be no new electrical or plumbing work
  • Interior and exterior painting - see note
  • Installation of or replacement of carpeting - see note
  • Replacement of windows with new windows of the same size - see note

Note: If your property is located in a floodplain please call the Building & Engineering Division office at 847.377.2600 to determine if there are additional requirements associated with your project.

These projects do not require a permit if the work will not temporarily or permanently block drainage and are not located in the floodplain or drainage easement:

  • Land disturbance of less than 1,000 square feet, without a change in drainage or fill within floodplain
  • Planting trees
  • Resurfacing existing paved surfaces such as sidewalks or driveways

You do not need a permit to conduct these activities on your property:

  • Two (2) or fewer garage sales per year
  • Parking one (1) commercial vehicle on residential property - the vehicle can not exceed eight (8) feet in width or 22 feet in length. All commercial vehicles with diesel engines are prohibited, regardless of size.
  • Private non-commercial events on sponsor's property (private parties, weddings, homeowners association or corporate picnics, etc.)
  • Temporary signs, such as real estate signs, located on residential property - temporary signs do need to conform to all setback requirements

If you are unsure whether your project or activity requires a permit please call 847.377.2600.
